Leasing - Tenant Representation

1. Send Us Your Requirements
Submit your requirements using the form on the right to get the process started now.

2. Determine Your Ideal Space
We contact you to discuss your ideal size, configuration, location, building quality, parking needs, budget and future growth projections. This will help us customize the search for you.

3. Recieve a List of Options
You will receive an E-mail report of the best office options including pictures, addresses, rates and floor plans (often within 24 hours).

4. Tour Office Spaces
Together we will select the most promising 3-7 properties and set-up an office tour for us to visit the spaces in person.

5. Compare Options
We will create an Apples-to-Apples comparison and show you how each office space will affect your bottom line.

6. Negotiate the Business Terms
Your agent will draft a Letter of Intent (LOI) with aggressive lease terms to start the negotiation process. The landlord will respond with a revised lease proposal. This back and forth exchange will happen several times until a final agreement is reached.

7. Finalize the Contract
The landlord will produce the first draft of the lease for you to review with your agent and attorney. Together we will negotiate the language of the contract to make sure it is fair and includes the business terms agreed to in the proposal process.

8. Prepare to Occupy
With a lease signed and finalized, we will need to choose paint and carpet, schedule movers, install wiring and purchase furniture. Your agent can save you time by recommending the most professional vendors for your needs.

Sublease your extra space - Fast!

1. Get maximum exposure
Your sublease can be a Featured Listing on AustinOfficeSpace.com our #1 Google ranked website and our sublease specialty website AustinSubleases.com

3. Price it right
We advise you to price your space below the competition to attract the most attention from brokers and tenants and get it leased quickly.

4. Include the extras
Furniture, phones and equipment may have little residual value on the secondary market but can make your space "easy" to occupy and very attractive.

Renewal Negotiation Leverage

Developing outside competition is the key to renewal negotiation power! Competition is the only thing that will make your landlord come to the table ready to cut a fair deal to keep your business.

Your leverage with the help of our team:

1. You become a serious threat to move-out when your agent informs the landlord you are looking for space.
2. You will develop serious competition for the landlord when we find you REAL alternatives.
4. You will have a lease negotiation expert on your side who has completed hundreds of transactions.
5. You will know what “real deals” are being signed right now in the market.
6. You will know when to start negotiations for maximum leverage.
7. You will know what concessions the landlord should make.
8. You will know how to structure the deal to benefit you the most.
9. You will know what tenant improvements the landlord should offer.
10. Your move-out could cost the landlord thousands more to re-lease your space.

Contact us 6 to 12 months in advance
